Flat Deck Waterproofing

A deck built over living space is a roof that happens to have furniture on it. Everything below it, the joists, the insulation, the ceiling and the room itself, depends on one continuous membrane and the details at its edges. Most failures start at those details, not in the middle of the field.

Other Roofing Services

Roof replacement, repair, and maintenance for homes and businesses across British Columbia, Alberta and Texas. Whatever your roof needs, it starts with a free on-site estimate.

Deck to wall junctions

The membrane has to run up the wall behind the cladding, usually 150mm or more, and tie into the building paper so water sheds outward instead of behind it.

Door thresholds and sills

Patio doors sit at the lowest point of the assembly. A sill pan under the threshold with the membrane carried beneath it stops water that gets past the door seal.
Learn More

Slope and drainage

Flat decks are never truly flat. We build in fall toward drains or scuppers so water leaves in minutes, because standing water finds every weak seam given time.
Learn More

Guardrail post penetrations

Posts bolted straight through the deck surface are a common leak source. We flag them at estimate and recommend rail details that keep the field membrane unbroken.

Substrate and sheathing repair

Membrane cannot bridge soft plywood. Rotted sheathing, springy spots and loose fasteners get cut out and replaced before anything waterproof goes down.

Our Process

How a Deck Waterproofing Job Runs

From the first inspection to the final walkthrough, here is exactly what to expect when you work with CL Roofing & Renovations. No surprises, no hidden costs.
01

Initial Consultation & Assessment

We start below the deck. Ceiling stains, joist ends and rim framing tell us where water is actually travelling, which is often several feet from the spot that looks wet inside.
02

Detailed Estimate & Planning

The old surface comes off and the sheathing is checked for rot and movement. Substrate is prepared until it is sound, dry and clean, and drainage falls are assessed before any membrane goes down.
03

Expert Installation

Details go in first. Corners, upstands, drain flanges, thresholds and post bases are built up, then the field is applied over them so every transition sits under continuous waterproofing.
04

Final Walkthrough & Cleanup

Once cured, the deck is tested with water at the drains and low points, edge metal and cladding are closed in, and the walking surface goes on last.

Common Questions

FLAT DECK WATERPROOFING FAQs

24/7
Emergency Service
Fast response for storm damage & leaks
Is a deck over living space treated differently than a regular deck?
Yes. A ground level deck can shed water through the gaps between boards. A deck over a room has to be a sealed roof, because anything that gets through lands on framing and insulation with no way to dry. That means a continuous membrane, positive drainage, flashed edges and detailed penetrations, all built the way a low slope roof is built.
Why is my ceiling stained when the deck surface looks fine?
Water rarely enters directly above the stain you can see. It usually gets in at a wall junction, a door threshold or a railing post, then runs along a joist until it hits a low point or a light fixture and drops. The membrane in the middle of the deck is often intact. The leak is at an edge.
Can you coat over the existing deck surface instead of tearing it off?
Sometimes, but only if the existing membrane is well bonded, compatible with the new product and sitting on sound plywood. Coating over a failed layer traps moisture and the new work fails at the same rate as the old. We cut test areas to check adhesion and check the sheathing for softness before recommending a recoat.
How much slope does a flat deck need, and does ponding water matter?
A flat deck should still fall toward its drains, commonly around two percent, or roughly a quarter inch per foot. Ponding matters because water that sits for days works at seams, holds dirt and encourages moss that holds moisture against the membrane. A puddle after rain is normal. A puddle two days later marks a low spot that should be built up.
Can I put pavers, tiles or artificial turf on top of a waterproofed deck?
Yes, provided the finish sits above the membrane rather than being fastened through it. Pedestal pavers work well because water drains beneath them and the membrane can be inspected by lifting a few. Glued tile and turf laid tight to the surface hold moisture and hide problems. Nothing should ever be screwed into the deck after the membrane is on.
