Two-Ply Torch-On

Base sheet mechanically fastened or adhered, cap sheet torched over it, seams lapped and rolled. Offset plies mean one failed seam is less likely to reach the deck.

Initial Consultation & Assessment

We walk the roof and check drain height, ponding, seams, curb flashings and parapet caps, then note where the existing assembly needs a closer look before scope is set.

Detailed Estimate & Planning

The quote separates tear-off, membrane, flashings and drainage work so you can see what drives cost. Site access, staging areas and work hours are agreed with the property manager before scheduling.

Expert Installation

Old membrane comes off in sections sized so the opened area can be closed back up before the crew leaves. The deck is checked as it is exposed and anything unsound is flagged.
04

Final Walkthrough & Cleanup

Base sheet, then cap sheet torched and rolled, then every curb, drain, pipe and parapet detailed by hand. Final walkthrough covers drain flow, terminations and site cleanup with the building contact.

How long does a commercial flat roof last?
A two-ply SBS torch-on roof commonly runs 20 years or more when drainage works and the flashings are maintained, though exposure matters: freeze-thaw cycling and sustained heat and UV both shorten service life. Roofs that fail early almost always fail at details: a drain that ponds, a curb flashing that was never lapped correctly, or a parapet cap with open joints. The field membrane is rarely the first thing to go.
Can you re-roof while the building stays occupied?
Yes. Occupied buildings can be re-roofed without emptying them. The roof is opened only in sections that can be closed watertight before the crew leaves. Parking, walkways and building entrances under the drop zone are protected or closed for the day, and the schedule for noisy and torch work is set with the property manager so the building knows what is happening above it.
What causes ponding water on a flat roof and does it need fixing?
Ponding is water still sitting more than 48 hours after rain. Causes are deflected decks, drains set above the surrounding surface, or insulation that was never tapered. Standing water is not an instant leak, but it holds dirt and ice, degrades the cap sheet's granules and finds any weak seam. Correcting slope with tapered insulation or adding a drain is cheaper than re-roofing twice.
Should we repair the flat roof or replace it?
The question is whether the insulation under the membrane is wet. Moisture testing tells you. If the field is dry and the problem is a handful of failed details, repair those and get years out of the roof. If large areas are saturated, patching seals that water in, the deck stays wet, and the repair is at real risk of failing early at its edges.
Why is the leak nowhere near the stain in the unit below?
Water enters at a seam or penetration, runs along the top of the deck or inside the insulation, and drops through the first opening it finds, often a fastener hole or a deck joint metres away. That is why chasing a stain from inside rarely works. Tracing runs from the roof side, following slope and structure back uphill from the interior evidence.
