How a Residential Project Runs

From the first inspection to the final walkthrough, here is exactly what to expect when you work with CL Roofing & Renovations. No surprises, no hidden costs.

Initial Consultation & Assessment

We start with an on-site look at the roof. Pitch, layer count, visible deck condition and every flat section get measured, because the flat areas decide whether the job needs one system or two.

Detailed Estimate & Planning

You get a free on-site estimate followed by a clear written itemized quote before any work starts, so the shingle work and the membrane work are both accounted for rather than estimated as one number.
03

Expert Installation

Tear-off is staged so the open area can be dried in the same day where conditions allow. Damaged sheathing is replaced, then the flat areas are membraned before the slopes are shingled.
04

Final Walkthrough & Cleanup

A final pass covers flashing laps, sealed penetrations and the slope-to-flat transition. The site is cleaned up before we leave, and the 20-year workmanship warranty covers the installation from that point.

How long does an asphalt shingle roof actually last in coastal BC?
Less than the package number in most cases. Laminate shingles carry 30-year or lifetime limited warranties, which are prorated coverage documents rather than an expected service life. On the coast, north-facing slopes under trees grow moss that lifts tabs and holds water against the mat, and 20 to 25 years is a realistic working life. Slopes with sun and airflow often go longer.
Can you put new shingles over the old ones instead of tearing off?
It is possible on a single existing layer, and it is cheaper on the day. It also hides the deck, so rot and soft sheathing stay hidden, the second layer traps heat and ages faster, and flashings often get reused rather than replaced. We generally recommend a tear-off so the deck can be inspected and flashings addressed. A house with more than one layer already has to be stripped.
My house is shingled but the addition is flat. Can both be done at once?
Yes, and doing them together is usually the right call. The two systems meet at a wall or a headwall flashing, and that joint is only watertight if the membrane is installed first and carried up behind the shingle course above it. Splitting the work between two contractors and two visits is how that lap ends up reversed.
Will I need new plywood, and how do I know before the quote?
Nobody knows for certain until the old roofing is off. Staining, sagging between rafters and daylight at sheathing joints predict most of it. Because deck condition is not fully visible beforehand, ask how replacement sheathing is handled in the quote so you know how any rot found on tear-off will be priced before the crew starts.
Can a roof be replaced during the rainy season?
Yes. Standard practice is to tear off in sections small enough to dry in and cover the same day rather than leaving the deck open. Shingles also need warmth for the sealant strip to bond, so in cold weather tabs are hand-sealed with asphalt cement instead of waiting on spring sun, which protects against blow-off and keeps the material warranty intact. Torch-on membrane needs a dry, clean deck, so those sections are scheduled around the forecast. For the specifics of each system we install, see IKO shingle systems and Malarkey shingle systems.
