Initial Consultation & Assessment

We survey the deck for moisture in the slab, failed coatings, cracks and drain condition, then assess falls and ponding areas so problem spots are known before pricing.

Detailed Estimate & Planning

Mechanical preparation opens the surface profile. Cracks are routed and filled, spalled concrete is patched, contaminated areas are cut out, and the substrate is tested for moisture before any primer goes down.

Expert Installation

Primer goes on, then details are built first. Drains, upstands, columns, expansion joints and thresholds get reinforced stripe coats before the field, because those are the points that leak.

Final Walkthrough & Cleanup

The field membrane is applied to the manufacturer's specified wet film thickness, then topped with a wear or traffic coat and left to cure before the deck is loaded or opened.

Why do flat roofs and decks usually leak at the seams first?
Every sheet system has laps, and a lap is a bond that has to survive thermal movement, foot traffic and standing water for decades. Movement works at the edge of a lap until it opens. Liquid membrane has no laps in the field, so the weak points are reduced to terminations and penetrations, which are then reinforced with fleece or scrim.
How long does liquid membrane take to cure, and can it be applied in rain or cold?
Not in the rain, and not below the manufacturer's minimum temperature. The substrate has to be dry and above dew point. PMMA systems cure fast enough to walk in about an hour and take traffic the same day. Polyurethane cures slowly and is sensitive to trapped moisture, which blisters the film. Polyurea cures very fast but is spray applied and needs tight substrate preparation.
Can liquid membrane be applied over an existing roof or coating?
Sometimes. Adhesion and moisture decide it. We assess adhesion and check for trapped moisture in the existing build up, because coating over a wet assembly traps water and causes blisters. Loose, chalking or oily surfaces come off. Asphaltic surfaces can bleed through some resins, so a barrier primer or full removal may be needed.
How thick should liquid membrane be, and does thickness actually matter?
It matters more than almost anything else. The system is sold by coverage rate, and cutting that rate to save material is where waterproofing quietly disappears. Thickness follows the manufacturer's specified coverage rate, lighter on pedestrian decks and heavier on vehicular parkades, with detail areas built up further. Thickness cannot be judged by eye, so coverage is tracked against the material used.
Liquid membrane or torch-on: which is right for my flat roof?
Torch-on suits large open roof fields where it can be rolled out efficiently, and it is a proven two-ply assembly. Liquid membrane earns its place where a roof or deck is cut up with penetrations, curbs, planters and drains, where torching is a fire risk near combustible walls, or where a walking or driving surface is needed on top.
