Torch-On Roofing for Flat and Low-Slope

Soprema torch-on is a two-ply modified bitumen system, a base sheet mechanically fastened or adhered to the deck and a granulated cap sheet torched over it. On flat and low-slope roofs it holds up where shingles cannot, because water sits rather than runs.

Base sheet layer

The first ply is mechanically fastened, self-adhered or cold-applied, depending on the deck. It carries the fastening pattern and gives the cap sheet a stable bituminous surface to bond to.

Initial Consultation & Assessment

We walk the roof, check drain locations and low spots, probe for wet insulation and saturated decking, and look at how the existing membrane was terminated at walls and penetrations.

Detailed Estimate & Planning

Old membrane and any wet insulation come off to a sound deck. Damaged sheathing is replaced, drains are opened, and tapered insulation or crickets are set where water currently stands.
03

Expert Installation

The base sheet goes down first, run so laps shed water toward the drains, then the cap sheet is torched over it with side and end laps offset from the base.
04

Final Walkthrough & Cleanup

Penetrations, curbs and parapet terminations are flashed and stripped in last. We check every lap for a continuous bitumen bead, then flood the drains to confirm the roof clears.

Why does torch-on need two plies instead of one?
The base sheet handles attachment to the deck and gives a continuous bituminous surface. The cap sheet carries the granules and the weather. Two plies mean the seams are staggered, so a lap in one layer never sits directly over a lap in the other. Two plies also spread thermal movement, since bitumen expands and contracts with daily temperature swings. A single ply leaves every seam as a single point of failure.
How long does a torch-on roof last?
Two-ply modified bitumen commonly runs 20 to 30 years, and where you land in that range depends on climate, drainage, UV exposure and detailing. Coastal BC rain, Alberta freeze thaw and Texas heat all load a membrane differently. A roof that drains within a day or two and has properly flashed penetrations reaches the top of that range. One that ponds around a blocked drain loses granules and softens years earlier.
Is standing water on a flat roof a problem?
A flat roof is never truly flat, it is built with slope toward drains. Water still sitting after about 48 hours is ponding, and it does real damage. It holds dirt and debris that abrade granules, it keeps the membrane permanently saturated, and freeze thaw cycles work at the laps. Ponding also hides the leak source, because the stain inside can be metres from the entry point.
Can torch-on go over an existing flat roof?
Sometimes, if the existing membrane is sound, dry and firmly attached, and the assembly is not already at its permitted number of layers. The problem is that wet insulation under an old roof stays wet, and a new membrane torched over it traps that moisture, which turns to vapour in the sun and blisters the new cap sheet. Core cuts tell you which case you have.
Is open flame torching safe over a wood deck?
Open flame over combustible decking is handled by not torching directly to it. The base sheet is mechanically fastened or set in a self-adhered or cold-applied layer, and the cap sheet is torched to that bitumen surface instead of to the wood.
