Traffic-bearing membrane

A vehicular-grade liquid system is built in layers: primer, base coat, reinforced intermediate coat, then a topcoat broadcast with aggregate so tires grip and the wear layer takes the abrasion.

Membrane has to run down into the drain body and clamp under the flange. If it stops at the rim, water tracks sideways under the coating and finds the slab.

How a Parkade Project Runs

From the first inspection to the final walkthrough, here is exactly what to expect when you work with CL Roofing & Renovations. No surprises, no hidden costs.

Initial Consultation & Assessment

We walk the deck and the level below, mark stains and efflorescence on the underside, then trace them back up to drains, joints and cracks, because water rarely enters directly above the stain.
02

Detailed Estimate & Planning

The slab is shot blasted or ground to an open profile, oil and tire rubber are removed, and moisture content is checked. Liquid membrane will not bond to a sealed or damp surface.
03

Expert Installation

Drains, columns, curbs, expansion joints and cracks are detailed before any field coat goes down. Coving and reinforcing fabric have to cure in place, and clamping rings are set over the membrane, before the field coats go on.
04

Final Walkthrough & Cleanup

Base, intermediate and wear coats go on in sequence at the specified wet film thickness, aggregate is broadcast into the wear coat, and the deck stays closed to traffic until full cure.

Why do parkade leaks always show up near drains and columns?
Because those are the only places the membrane has to change direction or terminate. In the open field the coating is a continuous sheet with nothing to fail against. At a drain it has to turn down and clamp; at a column it has to turn up and stop. Movement, poor cove detailing and a membrane cut short at the flange are the usual causes.
How long does a parkade deck coating last?
A vehicular traffic coating is a wear system, not a permanent one. The base and reinforced layers usually outlive the topcoat by years, so the practical answer is that the wear coat needs recoating well before the whole system is replaced. Ramps, turn zones and entries typically thin out first, and recoating those areas on their own is normal maintenance.
Can the parkade stay open while the work is done?
Yes. Parkade work is normally staged in sections so a portion of stalls stays open while another cures. The constraint is cure time, not application time: the deck section has to stay free of vehicles until the topcoat has cured, which depends on temperature and humidity. Cold, damp weather stretches that window, so scheduling matters more than crew speed.
What causes white deposits and rust stains on the ceiling of the level below?
That is efflorescence and reinforcing corrosion. Water passing through the slab carries dissolved lime out with it, leaving white crust, and once it reaches rebar the steel rusts and expands, which spalls the concrete off from the inside. It is a sign the deck above has been leaking for a while. Coating over the top without repairing the slab traps the problem.
Is a concrete sealer the same as parkade waterproofing?
No. A penetrating sealer soaks into the concrete and reduces water and salt absorption, but it does not bridge cracks and it is not a membrane. A traffic-bearing waterproofing system is a continuous elastomeric layer applied over the slab, detailed at every drain and joint, with a sacrificial wear surface on top. Sealers are maintenance; membranes stop water getting through.
