Soprema builds torch-on roofs as a two-ply SBS modified bitumen system: a base ply bonded to the deck, then a granulated cap sheet welded over it with laps offset from the ply below. The redundancy is the point. No single seam carries the roof.

Primer And Base Ply

Where the base ply goes straight to the deck, the deck is primed first so bitumen bonds. Over insulation or coverboard, the base ply is torched without primer.

Initial Consultation & Assessment

We check deck condition, slope toward the drains, and what is already on the roof. Existing layers, ponding marks and soft underfoot spots decide whether the new system goes over the old or the roof comes off.

Detailed Estimate & Planning

Old membrane comes off where needed, wet insulation is cut out, and the surface is swept clean. Where the base ply goes to the deck, the deck is primed. Bitumen only bonds to a clean dry surface.
03

Expert Installation

The base ply is laid and welded, then the cap sheet runs over it with laps offset from the base so no seam stacks on a seam. Flashings and detail plies go in as the field progresses.
04

Final Walkthrough & Cleanup

Seams are probed, drains are checked under running water, and a fire watch stays on site after the torches are shut down. Then we walk the finished roof with you before the site is cleared.

What is the difference between the base sheet and the cap sheet?
The base ply is a smooth SBS sheet bonded to the deck or insulation. It carries no granules because the cap sheet covers it. The cap sheet is heavier, usually polyester reinforced, and surfaced with mineral granules for UV protection. Laps in the cap are offset from laps in the base, so water never sits over a stacked seam.
Is SBS modified bitumen better than APP for a coastal BC roof?
APP is modified with plastic and holds up to sustained heat, which suits hot dry climates. SBS is modified with rubber, so it stays flexible while the deck is cold and moving. On the coast a roof cycles between wet cold spells and short warm ones, and that movement is what splits a stiff membrane. The Soprema torch-on systems we install are SBS based.
How long does a two-ply torch-on roof last?
A two-ply SBS system that actually drains is generally expected to give 20 to 30 years. What shortens it is standing water, blocked drains and debris left to sit, because water that never leaves works at the laps and softens the granule surface. Clearing drains and scuppers each year does more for the lifespan than anything else.
Can Soprema torch-on be installed over my existing flat roof?
Sometimes. It depends on how many layers are already there, whether the insulation underneath is wet, and whether the deck can carry the added weight. Wet insulation never dries out under a new membrane, it just holds the deck damp and the new roof fails early. A cut test through the existing assembly answers the question.
Is torch-on roofing a fire risk on a house?
Torching is hot work and gets treated as hot work. Open flame is kept off parapets, wood edges and wall junctions, where self-adhered or cold-applied sheets are used instead. Combustible material is cleared from the work zone, extinguishers stay within reach, and a fire watch continues after the torches are off, because smouldering shows up later, not immediately.
